When do worn brick joints need pointing, and what does the job involve?

At Brickline Oceanside Concrete and Masonry, brick pointing in Oceanside means clearing the worn mortar out of the joints between your bricks and packing in new mortar while the bricks stay right where they are. It keeps a sound wall tight and in service, and it often comes with a few cracked bricks to replace or some chimney work.

Most calls start the same way. You brushed a hand along the wall and sand came out of the joints, or you got a bid that just says repoint and you're not sure what you'd be paying for. The price mostly turns on how much of the wall needs it, how deep the joints have worn, how many cracked bricks have to come out and go back in through brick repair, and whether we need scaffolding to reach the top, and the schedule turns on those same things plus any permit. If your job needs a city permit, we handle the application and meet the inspector, and the written estimate lays out what we'll do on your wall and why.

How can you tell your brick joints are wearing out?

  • Sand under the wall

Fine grit on the ground or on the sills below the brick usually means the mortar is wearing away a little at a time. The longer it goes, the deeper the joints open up and the more water gets into the wall behind them.

  • Joints sitting back from the brick

Run a fingernail along a joint, and if it sits well behind the brick face or crumbles when you press it, the mortar is letting go. Waiting usually means more of it has to come out when the job finally gets done.

  • Cracks running along the joints

Thin cracks in the mortar, or a brick that has split along with the joint beside it, usually mean the wall has been moving or holding water. Caught early it's a pointing job, and left alone it often turns into replacing bricks too.

  • Foundation repair

When cracks step up the wall or reopen soon after new mortar goes in, the cause may sit below the ground, and pointing alone won't fix that.

  • Chimney repair

A chimney's joints sit high where you rarely look, so worn mortar up there often comes with a cracked cap or loose bricks worth fixing together.

How we handle brick pointing on your wall

First I walk the wall with you and press on a few joints, so you can feel the difference between sound mortar and mortar that's done. Then our masons take the worn joints out carefully by hand, because the real risk on this job is chipping good brick, and a saw run down thin brick joints tends to break the edges and cut past the short upright joints. I'll show you how we do it on a small patch before we start, so you know what to look for. We pack the new mortar in, shape each joint with a hand tool to match the rest of the wall, and clean the brick faces before we leave.

Pointing fixes the joints, not whatever pushed them apart. If a crack keeps coming back or climbs the wall in a staircase line, the ground under it may be moving, and I'd want us to look at foundation repair before you spend money on new mortar. When the worn joints are up on the chimney, we usually pair the pointing with chimney repair so the top of the stack gets fixed in the same trip.

  • Spot pointing

This suits a wall where the wear sits in a few patches, often near downspouts, sills or the base. We clear and refill just those joints and match them to the rest, which keeps the job smaller when most of the wall is still sound.

  • Full wall repointing

This suits a wall where most of the joints are worn, or where patching would leave a quilt of old and new mortar. Every joint gets the same treatment, so the whole wall looks and wears the same from here on.

Why Oceanside homeowners call us for brick pointing

  • I come out and look myself

I started out writing up masonry jobs I didn't fully understand, so now I look at every wall and write every estimate myself, then check our masons' work as it goes. You deal with one person who knows your job from the first look to the last joint.

  • Working from Oceanside since 2021

I started this business here in 2021 after learning the trade beside experienced masons, and we work across many cities in San Diego and Orange counties. If your city isn't on our list, call and ask.

  • Licensed and insured for your wall

We're licensed and insured, and you're welcome to ask about both before you sign anything. A crew working on your house without that leaves the risk with you.

  • Satisfaction guaranteed on every job

That promise covers a small pointing job the same as a big one. I'd also rather tell you a wall can wait than sell you joints you don't need yet.

The joints you can see usually tell me what's going on behind them, so send a few photos or book a visit and I'll walk you through what I find.

What happens after you call about brick pointing in Oceanside?

  1. Call or send us photos

Call (760) 385-7783 or use the form, and add photos of the worn or cracked joints if you can. We get back to you to set a time for me to come out.

  2. I look at the wall with you

I come out myself, check the joints with you and explain what I see, including anything that can wait. You get a written estimate with the scope, what we'll do and why, so you can compare it with any other bid you're holding.

  3. Permit first, then the work

Once you say go, we take care of any permit the job needs and our masons start while I check the work as it goes. Pointing is precise, slow and noisy work, and on a tall wall scaffolding may stand in front of it for a while, so plan around that.

  4. We walk the finished wall

When the last joint is packed and the brick is clean, I walk the wall with you joint by joint. If anything doesn't look right to you, that's the time to point at it.

Common questions

  • How do I know if my brick mortar needs repointing?

Your wall is due when the mortar has worn back more than a quarter inch from the brick face, crumbles when you press it, or shows hairline cracks or holes. Bricks that have cracked along with the joints are another sign. Check for those before you call, and send photos of what you find.

  • How long does new mortar last in a brick wall?

Mortar joints typically last more than 25 years, while the bricks themselves may well last more than 100. That's why pointing is routine upkeep and not a sign your wall is failing. The brick usually has decades left in it, and fresh joints keep it in service.

  • What mortar should be used to repoint an old brick wall?

Ask for a mortar no stronger than the original. A harder new mortar bends less than the old wall around it, so stress builds in that thin new strip and can break the face off the brick, which masons call spalling. Any crew you're considering should be able to tell you what mix they plan to use and why.

  • Who can get a building permit in Oceanside?

Oceanside issues building permits only to California licensed contractors of the right classification or to owner-builders, and an owner-builder on a home needs to have owned it for the last 12 months. The city says most construction work needs a permit and keeps a list of exempt work, which you can find through Oceanside's building permits page. If you're not sure about your wall, we'll look into it with you before anything starts.

  • Does a brick pointing contractor need a state license in California?

Yes, whenever the job needs a building permit, uses employees, or costs $1,000 or more in labor and materials, the state licensing board requires a license. It's also fair to ask which license class a mason holds. The C-29 Masonry class covers work with brick, stone and fire brick.

  • How much does brick pointing cost in Oceanside?

Your cost depends on your wall, and the written estimate after my visit shows exactly what it covers. A few patches cost far less than a full wall, and a tall wall that needs scaffolding costs more than one we can reach from the ground. Be careful with a cheap bid that skims grout over the joints instead of clearing them, because the National Park Service's guidance for historic masonry says surface grouting can't stand in for repointing and doesn't recommend it.
