Should you fit an insert or add a direct vent fireplace?
Fireplace installation in Oceanside comes in two forms. We either fit an insert into the masonry fireplace you already have, so it uses your existing chimney, or we add a complete direct vent fireplace to a room with no fireplace or chimney at all. Brickline Oceanside Concrete and Masonry does both. We're based in Oceanside and work across many cities in San Diego and Orange counties, and the job often comes with a new stone surround or some chimney work.
Most people who call me have one of two things, an open fireplace that's more for looks than heat or a living room they wish had one. If you already have a masonry fireplace, an insert is usually the simpler route. The price moves with which route you take, how far the vent has to run, how much framing and finish goes around the unit, and whether the chimney needs work first. The schedule mostly depends on getting the right unit ordered and on the city permit if the job needs one. My written estimate lays out the scope, what we'll do and why, so you know what you're paying for before you decide.
How do you know it's time for a fireplace insert or a new fireplace?
Cold air by the hearth
An open masonry fireplace you hardly use often lets cold air in and warm air out, even with the damper shut. That usually makes it a good fit for an insert, and waiting just means another season of heating the sky.
Smoke that won't go up
If smoke rolls back into the room or the wall above the opening keeps darkening, the chimney usually isn't drawing the way it should. We'd want the chimney checked and fixed before fitting anything, because a small problem left alone tends to become a bigger repair.
A room with no chimney
Maybe your family room feels like it's missing something and there's no chimney anywhere near it. That usually points to a direct vent unit, and since nothing's broken, it can wait until you're ready to plan.
Work that often goes with it
Stone veneer installation
If the wall around your new fireplace is plain drywall or dated brick, thin stone facing gives it the look of solid rock without the weight.
Concrete block walls
Planning more than a fireplace? Block walls make sturdy bones for raised planters, patio edges and yard borders, and they can be finished to match the house.
How we handle your fireplace installation
First I find out what you have, whether that's a masonry fireplace, a factory-built one or none at all, because that decides between an insert and a direct vent unit. With a factory-built box, we check that its maker approved the insert before we order anything. For an insert, our crew slides the unit into the opening, runs a stainless steel vent liner up through the chimney and seals the opening with a faceplate made to fit. For a direct vent unit, we build a framed enclosure and run the vent straight out a wall or up through the ceiling. Where we can, we pick a spot that doesn't mean cutting floor joists or rafters, the beams that carry your floors and roof, which is what one maker's manual advises.
Once the unit's in, the wall around it is ready for a finish. A lot of homeowners have us face the surround with stone veneer installation, thin stone set over the wall so it reads like the real thing. If the fireplace is part of a bigger yard or patio plan, our crew also builds concrete block walls, so both can be scoped at the same visit.
Insert in a masonry fireplace
This suits a house with a brick or block fireplace that's sound but drafty or rarely used. The insert uses the chimney you already have and closes off the open firebox.
Direct vent fireplace for a new spot
This suits a house with no fireplace or chimney, because the unit vents through its own sealed system. It can go in nearly any room, built into a wall or standing out as a feature.

I write every estimate myself
I come out to look at your fireplace or room and write the estimate. Our masons do the work, and I check it as it goes and walk it with you at the end.
Licensed and insured for permit work
We're licensed and insured. That matters here because Oceanside only issues building permits to California licensed contractors and to owner-builders who've owned the home for the last 12 months.
Estimates that explain the why
We've been in business since 2021, and I came to the trade from the sales side, writing up masonry jobs I didn't fully understand. So your estimate says what we'll do and why, and I'll tell you if the fireplace you have is fine as it is.
Everything starts with knowing what's behind your firebox, so send a few photos or book a visit and we'll take it from there.
What happens after you call about a fireplace?
Call or send us photos
Call (760) 385-7783 or use the form, and include a few photos of the fireplace or the room if you have them. We'll set up a time for me to come out.
I visit and write it up
I look at what you have with you, explain what I see and which route makes sense. Then I send a written estimate with the scope, what we'll do and why.
We install, then walk it
Once you say go, we take care of any permit the job needs, and since the city wants the owner, the licensed contractor or an employee of either at every inspection, I meet the inspector so you don't have to. Our masons do the install, I check it as it goes, and we walk the finished fireplace together.
Common questions
Can I put a fireplace insert in my current fireplace?
Usually yes, and if it's a masonry fireplace, that's the simpler route I mentioned up top. A factory-built fireplace is different, because one maker's manual says an insert goes in only when it was tested with that fireplace. If yours is factory-built, ask about that early, before you fall for a particular insert.
How do I add a fireplace to a room with no chimney in Oceanside?
You add a direct vent fireplace, which doesn't need a chimney. It pulls the air it burns from outside the house and sends the exhaust back outside through its own sealed vent. Your room's air stays out of the fire.
Do I need a building permit for a fireplace installation in Oceanside?
Usually yes, because the City of Oceanside requires a building permit for most construction work and lists the exempt types of work in a handout. If your job needs one, we take care of the application and meet the inspector on site. If it's not clear, we'll look into it with you before anything starts.
Can I still burn wood in my fireplace in San Diego County?
Yes, for now. The San Diego County Air District does not currently prohibit burning in fireplaces, but a fire that puts out excessive smoke or odors could be treated as a public nuisance. The district also calls home wood burning a growing source of air pollution in the county, so it's a rule worth checking again from time to time.
How much does fireplace installation cost in Oceanside?
Your price comes from the written estimate, because the route your house needs and the work around the unit drive the cost. An insert in a sound masonry fireplace is usually the lighter job, while a direct vent unit adds framing, a new vent path and finish work. Call (760) 385-7783 and I'll come look.
How often should I have my chimney inspected if I burn wood?
Follow the schedule in your fireplace maker's manual. One wood-burning model's manual calls for a chimney inspection at least twice a year during the heating season. Clearing out creosote, the tarry buildup from wood smoke, lowers the risk of a chimney fire.
